Tree roots act like the guy-wires on a radio tower. The structural roots — the big ones in the top 18 inches of soil — anchor the tree against wind load. When those roots rot, get cut, or lose contact with the soil, the tree's anchor system fails. The trunk can still look perfect, but the lever has nothing holding it down.
The two most common root failure modes we see in Spokane are construction damage and wet-soil rot. Construction damage is brutal and silent: a contractor trenches for a water line within 10 feet of a mature Ponderosa, severs 30% of its structural roots, and the tree starts dying from the bottom up over the next 3–7 years. By the time the homeowner notices, the damage is irreversible.
Wet-soil rot is the slow killer. Downspouts dumping next to the trunk, French drains that don't drain, sprinkler systems running every day on the lawn under a conifer that wants dry feet — all of these create the perfect conditions for Armillaria (honey fungus) and Phytophthora to colonize the structural roots. The first visible sign is often mushrooms in the lawn within 6 feet of the trunk. By then you have months, not years.
The dead giveaway for active root plate failure is soil movement. Walk around the base of the tree after a windy day. Look for fresh cracks in the soil on the opposite side of the lean — that's the root plate lifting. Look for mounding on the lean side — that's the soil being pushed up as the plate rotates. Either one is an immediate removal call.
Don't be fooled by a tree that has "always leaned." Trees that grew with a lean compensate by laying down extra reaction wood and growing wider roots on the upwind side. That's stable. A new lean — meaning the lean angle has changed — is a tree in active failure. Compare to old photos if you have them.
